    Borrans Estate Heysham Lancaster
    « on: December 19, 2020, 07:57:50 pm »
PLEASE BE AWARE WHEN LOOKING TO PURCHASE A LODGE ON THIS SITE. It’s not mentioned in the sales info that this has planning permission for a gipsy/travellers transit site. This permission will enable travellers to stay up to 3 months.
     Avoid at all costs

It seems as if these are being sold as residential.
ANYONE purchasing residential really should use a specialist solicitor, who will check both planning permission and site licence (among other things).
Sadly, too many people prefer to rely on the glossy brochures which say, "you don't need a solicitor".
    Oh yes, you do!

    Great point FHB2.

Anything sold as a fixed abode with this purchase price should be run by a solicitor. It's a fair old chunk or change and you don't want to part with your hard earned without all the I's and T's dotted.

It doesn't help that the onsite sales people will be pushing for quick sale.

I know with a house their is paper work that is done via a solicitor. Not sure if you can do it yourself as there is so much of it. The solicitor also deals with registering it with land registry etc. I'd avoid that paper work like the plague.

FHB2, is there any form of regulation when purchasing a residential lodge etc?

I’m going to mention a Facebook group that might be worth joining as it’s specifically for Residential and should have some expertise. It’s called “ Residential Park Homes for Nice People”.

For those looking for residential park homes, then I suggest the website parkhome-living.co.uk, which has a lot of useful information (and also "owns" the facebook page you mention).
I would also suggest checking out the facebook page for park homes policy forum - while the owners have an axe to grind, they also highlight what CAN go wrong if you do not do proper research.

Yes, there are legally required documents that both parties have to sign in order to comply with the Mobile Homes Act, the most important being the Written Statement.
The hyperlink button does not work for me, but the website page is:
https://www.gov.uk/government/collections/park-homes (or just Google, "Park homes -Gov.uk")

The website you mention and the Facebook page are indeed “ related in that they are both generated by. Company called Burton Solutions. They are experienced in the industry but are not just selling units to “punters”.
