    Looking to buy - Cornwall

    Hello! I have just joined the static forum as I am looking to purchase a static in Cornwall and would love some advice!

    We are a family of 4 with 2 young children (2 years and 1 on the way) and looking for an 8 birth in a family orientated sight in Cornwall. We live in the midlands so want to keep the journey as short as possible - thinking around the Torquay/Dawlish area or similar distance? Can anyone give any recommendations?!

    Also looking in to costs. Would love to get an idea of running costs for the year - gas/electric/rates/sight fees/cleaning? We would be renting out to family and friends only to help cover the costs of running so trying to get a gauge on what to charge, also our budget is around 30k…can I get a decent 8 birth for this?!

    And then would just love any advice/what not to do/what to look for etc when looking to purchase as we are completely new to it!

    Hello and welcome.
    First, this may sound a bit blunt, but have you holidayed in statics? and have you carried out any other research about statics in general? You know that they are a (rapidly) depreciating asset and purchased for the enjoyment people have in using them, not as an investment.
    You have two targets - one is to find a static that you and your family will enjoy, and is close enough so that getting there is not such a drag that you end up hardly using it. Normal rule of thumb is no more than 2,max 3, hours driving.
    The other is to find a static that people will want to pay you to stay in.
    So the first thing is to consider your site - what sort of area, what facilities you want on the park itself
    The nicer the area, the more facilities on the park and the more expensive both the initial purchase and the pitch fees (site fees).
    If you want to rent it, even if only to friends and family, then you need to make sure that the park you buy on will allow renting out - which means that you will be competing with other van owners, and probably the park itself.
    If you already know that you will need to rent it out to cover ongoing costs, I would say that you really do need to consider whether a static is the right choice. 
    The big advantage of having your own van is having a home-from-home, where you can leave your stuff and visit when the mood strikes you.
    If you rent it out, much of this is lost - and very few people (even friends and family) treat your property with the care that you will treat it, so can sometimes be a rapid way to fall out with people.
    Plus you have to be properly insured, have regular gas and electric safety checks, may need to declare the income to the tax man, and may still find that the income does not come anywhere near the running costs.
    The biggest cost is going to be the pitch fee, and that depends on the park, the static, and whereabouts on the park it is. Remember it will almost certainly increase each year.
    The area you want to buy is a high demand area, and whether you can find a 3 bedroom (8 berth) sited static on a family park for your budget is debatable at the minute - the only way to find out is to start trawling through the adverts and then contacting the parks to find out what is for sale.
    If you find one for sale privately, still contact the park to make sure that you will be able to keep it on the park - not unheard of for someone to buy a private static and then be told by the park operator that they cannot keep it there.
    Visit parks you are interested in, talk to other owners and find out what it is like.
    Better still book holidays at the parks you are interested in and find out for yourself - regard this year as the research, test and investigation year, and next year as the purchase year.
    Do NOT rush into anything, do NOT buy a static that does not have a pitch, and do NOT commit to anything without fully reading and understanding the contract.
    The majority of static owners are very happy with their purchase - the ones who are unhappy are the ones that rushed into buying without carrying out enough research first.
    Come back again and again to ask questions, but research, research, research.

    First of all,  welcome to the forum.
    As to your post I have got to say I think fhb2 has covered a lot for you. All of  it honest, sound & sensible.
    A static is not a financial investment it is an expensive commitment. If you are going to need to rent it out to meet costs then just think what has happened to many over the last 12-18months with costs still there but no rental income.
    As to the cost of buying a ‘van? Well with statics the price normally varies from location to location, site to site etc as fhb2 said but wherever it seems that currently ‘van prices are inflated due to demand and a shortage of supply. So  it is probably going to take a lot of looking ( &luck ) to get a decent set up without losing more than the proverbial arm & leg.
    Normally I’d say get out there and physically look. If you don’t know the area it’s one way of finding out whether  it ‘s one where you want to visit time after time & you cannot beat spending time on a site and talking to people there ( without salesman/escort ) to see if it’s the one for you.
    Take your time, do your research and it can all work out for you. Best of luck with whatever you do.

    Hi,

    Again a welcome to the forum from me.

    I own a caravan in Cornwall. We are based in Newquay. Also like you we are a family of 4. 2 kids (4yo and 8 month old). We bought when we only had one but were always thinking of a second.

    We did some research on towns and settled on Newquay for a few reasons.
    • Newquay is not what it was 10ish years ago when we last visited. Gone are most of the stag and hen dos and seedy bars etc.
    • Newquay is now very family friendly. To list a few attractions there is a zoo, aquarium, trampoline park, bouncy castle park in the summer, a small theme park 10 mins away, oodles of beaches plus much more. Always something to keep the little ones entertained and easy to fill up the activities calendar for our visits.
    • We are on a Park Dean site that has 3 pools of differing depths with a nice gentle flume into one and kiddie pool for the crawler. All heated to 30ish degrees. Perfect for entertainment for the kids and they love it. Truly, it's the first thing my daughter talks about as soon as we arrive. We haven't dabbled in the site's entertainment team yet. Seen a couple of people in animal costumes but my eldest is in bed when a lot of it takes place and she hasn't shown an interest. I'm sure it will come.

    Like you we rent now only to family with the odd friend. We tried renting through the park's scheme but wasn't happy with the service and received some proper damage that the park dean were pretty much blasé about. Also with our eldest in school we need the school holidays for us so the scheme became too restrictive as they have a minimum requirement which uses up a fair whack of school breaks. We are also a lot happier without the stress of worry that damage will happen.

    Overall we are extremely happy. One of the best purchases that we did. We were in the enviable position of being able to buy outright so didn't have to worry about loan repayments etc. As for running costs, on our site its just over £3k a year which we are happy with.

    We also did our research, not as much as we maybe should have. We were in Cornwall on a weekend away, saw an advert for a 'van on Rightmove, visited the site. They then showed us one of their brand new 'vans they had going. Put a refundable deposit down for the 'van and pitch and came home. Booked a stay there about 2 weeks later without letting the sales team know to test the site and pool etc to make sure we were happy with it. Got the thumbs up so we then paid up and have pretty much enjoyed it ever since. No regrets.
