    Choosing to buy a holiday lodge over a traditional property will mean that you are unlikely to pay Stamp Duty.

    Land Tax (SDLT) on second homes increased in April 2016. This means that owners now pay substantially more stamp duty on their investment. However, this generally does not apply to holiday lodges.

    When you buy a traditional holiday home or second home, you are also buying the land the property sits on. With holiday lodges, as you are buying the lodge and not the land (other than in very specific exceptions), no SDLT will apply.

    As an example, if you were to buy a holiday lodge costing £150,000, you wouldn’t pay SDLT. However, a traditional holiday home would cost £5,000 in SDLT.  Yet another reason to choose to buy a holiday lodge!
