    I posted my introduction earlier and am grateful to be part of your forum. We are very very new to this and knew we had to purchase a static home (in our case around £30k) also knew we were expecting site fees, but were a bit shocked by what one site told us near Weston. Each property they sold came with a 15 year site licence, explaining, "the holiday homes come with a 15 year site licence, after 15 years you can part exchange for another one, sell back to us or take it away".
    Is this normal? to our naivety we presumed, we bought a home, we paid an annual fee for the site and it was ours until we died.
    Can anyone please help me with this or maybe point me in the direction of sites without site licences. Or am I totally wrong.

    Hello John ,
    Welcome and yes , this is very common practice , the length of licence can vary from site to site , some don’t have a time limit so long as you keep it looking tidy . Let us know where you are looking and someone may be able to help . Smaller sites away from the coast will usually have more flexibility on the age of the van.

    First - are you looking for a HOLIDAY home? (i.e, you live somewhere, but want a static to be used as a second home for holidays/weekends etc)?
    or are you looking for a RESIDENTIAL home? (i.e, you want somewhere to live in?)

    If a holiday home, be very cautious of sites that say "no age limit" UNLESS they are prepared to write it into the contract that there is no age limit and the van can stay on site as long as you want.
    "No age limit" often means an annual contract - so each year you have to keep your fingers crossed that the park will renew it.
    Some parks have longer fixed terms (20-25 years) and some (usually lodge parks) have holiday lodges that are registered on the land registry with a lease that can be up to 100 years from new, so a resale can often still have a 50 year term remaining.

    If you are looking for somewhere to live in (i.e, use as your permanent main home) - that is a totally different scenario, and a holiday static is not the right place to be looking, you need a park with a residential licence and security of tenure under the Mobile Homes Act.

    Thank you for great advice. Yes it be purely a holiday home. We have owned in Turkey and now in Spain and as we approach our "later" years, we are in our late 60's,  would like to avoid long days spent getting to and from airports. We would like to find a site in the West Country or South Wales, and will take on board all information and advice given. Thank you again

    Well, there are thousands of very happy static owners in this country, so for sure you will find something that will result in many happy holidays for you.
    If the park you are interested in has already given you the information about how long the van can stay and what happens at the end of the term, this is actually a good sign - they are being upfront to make sure you know what you are (may be) buying; it is not unusual for a salesman to be so keen to make a sale that the contractual terms get glossed over.
    Wherever you consider, make sure that you know the terms and conditions and ask questions - anything that is important, get it in writing.
